Company Description

We’re looking for a commercially savvy and relationship-driven Property Manager to join our leading team.

This is a unique opportunity to play a key role in managing and optimising a diverse property portfolio across New Zealand — supporting both day-to-day operations and future growth through new site development.

If you enjoy balancing commercial outcomes with strong stakeholder relationships, and thrive in a role where no two days are the same — this could be your next step.

We are one of the largest general merchandise retailers in NZ across The Warehouse, Warehouse Stationery & Noel Leeming. Efficiency and collaboration are cornerstones of our work culture, empowering us to adapt swiftly and work seamlessly together.

Job Description

Reporting to the GM – Property, you’ll manage a mix of leased and owned sites while supporting the delivery of new store and site development activity.

What the work will look like:

Property Management

  • Support lease negotiations, renewals, assignments and documentation
  • Manage rent reviews, rights of renewal and key lease timelines
  • Build and maintain strong landlord and agent relationships
  • Ensure lease and statutory obligations are met and well documented

Property Development

  • Support new site analysis, due diligence and feasibility assessments
  • Contribute to business cases and investment proposals
  • Assist in lease review and documentation for new developments

  • Maintain accurate lease and property records, including key dates and obligations
  • Improve systems, processes and reporting for property management
  • Ensure compliance with regulatory, statutory and lease requirements

Financial Management

  • Manage budgets, forecasts and occupancy costs
  • Review invoices, rates and expenses for accuracy and compliance
  • Track expenditure against budget and identify opportunities for optimisation

Qualifications

You’re commercially astute, detail-oriented and confident working across multiple stakeholders.

  • Several years’ experience in corporate property management particularly in a retail environment
  • Strong understanding of leases and property agreements
  • Excellent stakeholder management and influencing skills
  • High attention to detail and strong organisational capability
  • Ability to balance commercial outcomes with operational realities

Bonus points if you bring:

  • Retail property experience
  • Exposure to development or feasibility analysis
  • Experience working with property systems and data management tools
